Our Design Process
1. Initial Consultation
- Discuss brief outline of client requirement and “wish-list”
- Discuss scope/process of project.
- Feasibility studies / due diligence on hourly fee basis if required before full-service engagement.
- Provide fee proposal for full-service engagement once project is to move forward.

Pre-Design (Programming & Analysis)
- Define project goals: Outline your budget, timeline, and
must-have features.
- Analyze the site: Evaluate sun angles, wind patterns,
views, and slope.
- Research zoning rules: Check local property setbacks,
heights, and lot coverage limits.
- Order a survey: Hire a surveyor to map exact property
boundaries and topography.
- Retain an arborist to review any tree issues as
required.
3. Schematic Design (Conceptual
Layouts)
- Create simple diagrams: Map out relationship zones
between rooms (e.g., kitchen near garage).
- Draft rough floorplans: Review simple lines showing
spatial flow and openings.
- Sketch exterior facades: Look at early exterior shapes
and forms.
4. Design Development (Refinement)
- Lock in dimensions: Finalize the exact size and
placement of rooms, windows, and doors.
- Select major materials: Choose exterior cladding,
roofing, windows, doors, etc.
- Coordinate structural engineer, geotech engineer,
arborist and energy advisor as required.

Construction Documents (Technical Drawings and Specifications)
- Prepare permit/construction drawings (dimensioned floor
plans, elevations, sections, and details).
- Provide outline technical specifications as
required.
- Finalize coordination with the structural engineer, geotech engineer, arborist and
energy advisor as required.
6.
Permitting & Approvals
- Submit the package: File the architectural plans and
engineering documents with city hall.
- Address plan checks: Correct any discrepancies
identified by municipal building officials.
- Secure the permit: Obtain active city permits required to
start demolition and construction
7. Contract Administration
- Communicate/coordinate with client and contractor during construction
- Change order/addendums as required for revisions (additional services – hourly basis)
- Shop drawing reviews (additional services – hourly basis)
- Apply for revision to the city for the changes (additional services – hourly basis)
- Answer design and construction questions as required
- Professional liability insurance coverage
